Bee House – Notting Hill

In the heart of Notting Hill, EMR Architecture undertook the sensitive renovation and extension of a Grade II listed townhouse, navigating the complexities of heritage approvals to create a home that feels both contemporary and respectful of its historic fabric.

A key achievement was securing planning permission for a basement beneath the front pavement — a rare and technically demanding intervention that required close collaboration with heritage officers, arboricultural specialists, party wall surveyors and structural engineers. This additional level discreetly expands the property’s usable space while preserving its listed character.

One of the client’s priorities was to create two additional bedrooms with generous storage on the top floor — a challenge in a listed building with tight rooflines. EMR achieved this through a clever reconfiguration that maximised every inch of space without compromising light or proportion.

Throughout, the design balances functionality with respect for the home’s Grade II status. From heritage statements to structural detailing, every step of the process was handled with precision and care. The result is a Notting Hill house that combines period elegance with the practicality required for modern family life.

Bee House was recognised in the July edition of Living etc., where it was celebrated for its delicate balance of pastel tones, heritage character and contemporary flair.
